Top Commuter Towns Offering the Best Value for London Workers, as Revealed by a Leading British Real Estate Agency's Study

In a recent report by Savills, the property consultancy firm has identified the best-value commuter towns within 30 minutes of London. The report, which compares the annual cost of buying a three-bedroom house within 5km of a railway station, plus an annual season ticket, to the average cost of owning a property in Zone 2, has shed light on some surprising findings.

The overall winner of the report is Long Buckby, a small village in Northamptonshire with a population of around 4,500 people. Known for its picturesque charm, Long Buckby offers a tranquil living environment, yet it is exceptionally well connected, with easy access to the M1 and A14 motorways.

Rugby, Warwickshire, another classic market town, also made the list. Rugby boasts a mix of period homes and leafy estates ideal for families and is exceptionally well connected by road and rail. The town is home to prestigious schools and offers a lower cost of living compared to Zone 2, despite a slightly higher season ticket price.

Shenfield, Essex, is another standout commuter town, thanks to its excellent transport links, including the new Elizabeth line. Old Shenfield, in particular, is known for its leafy streets, period homes, and a lively high street full of independent shops and cafes.

For those whose working lives involve being in London a few days a week, there is a vast swathe of commutable towns to choose from. Furze Platt, Berkshire, which is part of Maidenhead, not a separate town as previously listed, is another contender. Twyford, Berkshire, Woking, Surrey, and Maidenhead, Berkshire, are also among the best-value commuter towns within 30 minutes of London.

Looking further afield, Crowborough, East Sussex, Eridge, East Sussex, Ely, Cambridgeshire, and Stafford, Staffordshire are best-value commuter towns 60-90 minutes from London. Stafford, Staffordshire, for instance, offers a three-bedroom house priced at £219,682 and a season ticket cost of £14,756, making it 64.7% cheaper to live in than Zone 2, despite the high season ticket price.

While the report does not seem to have an agent from Savills commenting on Long Buckby, it does provide valuable insights for those seeking affordable living options within commutable distance of London. The report uses the Index of Multiple Deprivation to pick 'locations in the least deprived 20% in their wider region', ensuring that the chosen towns offer a high standard of living.

For those who prefer the hustle and bustle of the city, property in London's smarter postcodes costs the same but offers museums, restaurants, and 10-minute Tube rides. However, for those seeking a balance between city life and tranquil living, the best-value commuter towns near London provide an attractive alternative.
