In a progressive move, Vonovia is constructing contemporary dwellings in the neighborhood of Huckarde, traditionally known for its older homes.

Vonovia Modernizes Small Apartment in Dortmund-Huckarde

A small apartment on Mamertusstraße in Dortmund-Huckarde has undergone a significant transformation, thanks to the collaboration between Michael Goeke, site manager at Vonovia's Technical Service, and Regional Manager Vanessa Zirpel.

Initially, the apartment featured a compact bathroom with a sit-in tub. However, the vacant property, following a tenant change, presented an opportunity for comprehensive modernization.

Michael Goeke, known for his expertise in maximizing small living spaces, and Vanessa Zirpel developed a plan to create more space in the apartment. The plan involved moving the partition wall between the bathroom and kitchen to change the layout and create a more modern apartment.

The renovation project encountered a common surprise for old building renovators: the discovery of massive wooden beams. A structural engineer was on site the next day and found a safe solution by using new beams in another location. The old beams were removed, and a new shower wall was installed.

The modernization also included the addition of new doors, freshly wallpapered walls, and new flooring. The team relocated water connections, installed a new bathroom window, and created a large kitchen line during the project.

Despite the disruption to the schedule, the team quickly resolved the issue within a week. The 48-square-meter apartment was prepared for a new tenant to move in after the modernization.

The renovation of the apartment on Mamertusstraße is a testament to Vonovia's commitment to modernizing living spaces without the need for a new build. Vanessa Zirpel explains, "This modernization project on Mamertusstraße demonstrates that modern living space can be created without a new build."

Vonovia has invested over 15 million euros in renovations in the Eisheiligensiedlung since 2020. The renovations have included facade enhancements and new dormer windows, starting with new windows and balconies for the 105 buildings of the housing company.

Many trades collaborated on the modernization project, including structural engineers, demolition companies, electricians, plumbers, masons, painters, tilers, carpenters, and roofers. The project also saw the creation of 800 new rental units moving into freshly modernized apartments, with vacant top-floor apartments being used for internal renovation and optimization of the housing stock.

All partners in the project are working together to modernize the Eisheiligensiedlung. Vonovia invested approximately 30,000 euros in the modernization of the apartment on Mamertusstraße. However, the search results do not contain information about which company has invested more than 15 million euros in the renovation of the housing stock of the Eisheiligensiedlung in Dortmund-Huckarde since 2020.
